Prologis, a global leader in logistics real estate, announced today the acquisition of a 21,970 square meter logistics facility in Borås, Sweden. The modern Borås DC2 building was built in 2019 and sold by Fristads Viared Fastighets AB in a sale-leaseback transaction.
The acquisition of the DC2 property means that Prologis will return to Borås, a centrally located, expansive and strategic logistics area close to the E40 highway, Port of Gothenburg and Landvetter Airport. Borås is home to several of Sweden's most influential companies in the e-commerce market, where 25% of all e-commerce in Sweden originates.
“This transaction means we have acquired a prime logistics facility in one of Sweden’s most well-established logistics locations. The acquisition is in line with our ambition to continually expand in the country’s most strategic locations where our customers can operate their businesses in sustainable modern facilities with good accessibility to the entire Nordic region. With this acquisition, we have taken the first step in an important and long-term reestablishment in the Borås area,” says Gunnar Gillholm, VP country manager, Prologis Nordics.
Borås DC2 is equipped with technology that meets Prologis’ construction standards and sustainability ambitions. The logistics area covers a total of 21,970 square meters, has a ceiling height of 11.7 meters and a maximum floor load of 20,000 kilograms per square meter. The property is equipped with LED lighting and sprinkler systems.
The seller in the sale-leaseback transaction is the real estate company Fristads Viared Fastighets AB. The tenant is Fristads AB, Sweden's largest manufacturer of workwear. Fristads AB is part of Hultafors Group AB, which designs, manufactures and distributes professional workwear under several brands in Europe and North America.
“Prologis has been a helpful and skilled business partner throughout the entire sales process. They offer long-term stability and professional property management, which were crucial factors in our decision to choose them as the buyer in this case,” says Jens Eriksson, CFO, Hultafors Group AB.
Anders Hulse, managing director of Fristads, adds, “Fristads is very pleased about our ongoing collaboration and is looking forward to continuing to develop the property, which combines a top-class central warehouse and head office, based on Prologis’ many years of property management experience.”
Prologis received consulting advice from DLA Piper and CBRE regarding the deal. Fristads Viared Fastighets AB was assisted by Vinge and A&P.
